    No it does not show up as foreclsoure. If someone gives you cash for keys, you need to put them on deed/title not mortgage note. Usually they give you the amount owed on mortgage in return for you to add to deed/title. There is a small recording fee to add a name to deed/title
    Your remove yourself from all assets and interests in the house.
    You move out , they can rent the unit and in 6 months they can sell becauase they are now on the deed/title.
    Your credit is saved .

    Yes that would be considered a foreclosure and would reflect on your credit score.
